Ask 100 questions if you need to – don’t be afraid!” Joe Ruzzi, Owner and Managing Broker of Keene Woods Realty, says. “Failure to get all their questions answered is the number one mistake prospective homebuyers make. They should be prepared with a list of written questions to ask their agent whenever they meet, especially in the initial conversation.”

Joe has been in the real estate business since 1999. He specialized in selling homes to first-time homebuyers and clients interested in new construction. The Virginia Beach communities of Sherwood Lakes, Mulberry Farms, Culpepper Landing and other neighborhoods in Pungo and Sandbridge are well known to him.

Joe’s heart is deeply rooted in Virginia Beach. “I’m as Virginia Beach as you can get!” he laughs. He worked in his family’s restaurant for five years, doing everything from cooking to running the cash register to waiting tables. He is a graduate of First Colonial High School and earned his bachelor’s degree at Virginia Tech.

Kathy Keene Smith asked Joe to join her and Wyndy L. Woods in the Keene Woods family in early 2017. “Wyndy and Kathy are wonderful partners,” Joe says. “We formed a tight knit group right away. I thoroughly enjoy working with both of them.”

Since making the transition to this real estate brokerage firm, some things have changed. Joe obtained a broker’s license and leads training classes for newer agents. Wyndy and Kathy teach business development and comparative marketing analysis, respectively. But no matter what business role they adopt, they pride themselves on being one big, happy family. It’s good for staff and it’s good for clients.

“This boutique-oriented mindset does not happen by accident,” Joe notes. “Our entire sales team participates in a well-structured, ongoing training curriculum that helps ensure our clients get excellent service when purchasing homes. It is very exciting to help people find homes they will really love to live in.”

Finding the perfect fit for a particular client is part art and part science. Joe’s knowledge of the Hampton Roads area is critical, whether one is buying or selling their home. But his use of market-based technology is another layer of expertise from which clients benefit.

Joe emphasizes that communicating frequently with clients throughout the entire home buying or selling process is very important. “And keep in mind that everyone does not move at the same pace,” he suggests. “I realized that the home buying process does not move as quickly as we would like, and that patience is essential as well.”

Every part of Hampton Roads is unique. “Virginia Beach, in particular, has a robust real estate market due to its size, growth, and military population,” Joe points out.

Right now, this community is experiencing a sellers’ market, meaning that there are more home buyers than sellers. Consequently, higher sale prices for homes result. The housing market is further fueled by favorable interest rates that can make the purchase of a dream home more affordable.

Though headquartered in Virginia Beach, Keene Woods Realty’s service area also includes Newport News, Norfolk, Chesapeake, Portsmouth and Suffolk.

“Tidewater and the surrounding areas are the ideal place for leisure activities, a great place to raise a family and an excellent place to live,” Joe concludes. He and his wife, Bree, chose the area for their own home. They are the parents of 10-year-old twins, Brian and Ava, who will start the fifth grade in the fall. Brian is learning to box and Ava is active in gymnastics.

“I love this area!” the father declares. “The beaches, the oceanfront, so many unique restaurants, and a large number of festivals make this an alluring community. There is also easy access to fishing and golfing and we are just a couple of hours away from excellent ski resorts. I can’t think of a better place to make a life with my family!”
